Refinancing, at one point, was considered a superfluous and ineffective endeavor for homebuyers, but because of lowered interest and premiums, this notion is gradually changing. On June 11, 2012, the Federal Housing Administration (FHA) is lowering mortgage premiums, offering borrowers a greater opportunity to secure record low interest rates. A Connecticut homeowner, in turn, can apply to qualify for refinancing and save monthly in the process.

How does refinancing your Connecticut FHA mortgage work? For loans endorsed before June 1, 2009, the initial mortgage insurance premiums and annual fees are reduced; mortgages approved after this date do not qualify. To allow sufficient time for FHA endorsement to materialize, McCue Mortgage recommends refinancing for loans closed before May 1, 2009. Approvals, however, may take longer, and we can verify this if you are unsure.

FHA refinancing is open to borrowers who are up-to-date on their mortgage payments. Compared to the mortgage application, the refinance process is streamlined, as appraisal requirements and property restrictions are eliminated.

In filling out an application, don’t be concerned about fully meeting all guidelines – you may still qualify for another refinancing program in the process. If you have any questions, don’t hesitate to contact us.

The following are required for qualification:

  • Up-to-date mortgage payments, with no missed payments in the past 12 months
  • An FHA Insured Loan
  • An FHA loan closed before May 1, 2009
  • Current employment (self-employment included)
  • At least a 680 credit score
